Susanna and Tusharo (please excuse me if I’m misspelling the names :) were wonderful hosts. Welcoming and informative. It really felt like our own house. Spotless clean, equipped with everything a traveler needs, beautiful nature around, a garden well kept. Another great thing is the hosts really care about animals and Tusharo shared fascinating information about the connection local people share with the sea turtles (we got lucky and swam with them). The beach has some great surf. Would love to come back and stay more.

In February 2024 we (2 adult and 3y.o. kid) had an awesome time staying at The Ritz villa. The host family is super nice and accommodating. They helped us with transfer booking and laundry. Overall the room was super clean and quite modern and they cleaned it and changed bed every 3-4 days and the territory was cleaned several times a day. In the room was everything that could be needed except just small fridge, but I believe it's the matter of time, because as I understood from the reviews last summer there was no pool - which is also great and served us a lot during our stay there. There was just a big fridge in the "lobby" for all the guests to keep their products. There is also small kitchen that guest can use, but we didn't as there are a lot of good and not expensive spots around. Location of the villa is very convenient - just 5 mins to the beach and there is a railway which surprisingly didn't disturb like we expected. If you are in search of cozy, quite, clean and family stay, look no more further!

It was an absolute wonderful stay in your house. The breakfast was increadible, fresh juice every morning, fried eggs and lovely bread and a beautiful plate of wonderful fruits. The rooms were big and very confortable. The staff was very friendly If we come back to SL we will surely stay in Villa Kaya again

I had a great stay here! Roshan is a very sweet host and the room itself was clean with a big bed and a good location. Wifi also worked perfectly. Ended up booking a third night as the accommodation and hikkaduwa were so nice :)

Very helpful staff. We got free room upgrades so everyone in our party could stay together. The rooms were spacious and clean. The morning breakfast was very good. The owner coordinated through Whatsapp and was very accommodating and helpful! Would definitely recommend staying here.

It’s my third time in Sri Lanka. And I wanna say that it’s a very good place to stay. Room was clean, AC works well. Location is close to cafes and stores. Delicious breakfast for affordable price. Owners were so lovely and sweet. I would like to come back next time.

I stayed in a room in the older, single-story guesthouse portion. There are newer rooms in the main house for a slightly higher price. The older rooms are basic but have everything you need, including a small fridge, A/C, small porch and a place to dry clothes - very appropriate for the price. The garden is a miniature Eden - fruit trees everywhere, tons of birdlife including a pair of resident miniature owls, peacocks, small green parrots; and countless fireflies at night. Bodhi, the owners' son, spent a lot of time with me showing me the garden, and even took me snorkeling at the Hikkaduwa reef twice during the 2 days I stayed, for no extra fee. He doesn't always have time to do this, but I was lucky. You can ask him before you arrive whether he'll have time to take you. This is a place where people return to year after year, for months at a time. In the evenings you can join the conversation on the main porch, but there's no pressure to do so. In case it's a deal-breaker for you, please note that the property is adjacent to the railroad. I'm a sensitive sleeper and I was worried about this, but it didn't turn out to be a problem at all. The passing trains are definitely audible, but the entire experience of staying here was so positive that the train sounds simply didn't bother me. One other thing is that the mosquitos love fresh blood, so come prepared with repellent. My only regret about my stay was not spending more time photographing birds in the garden. the host of this guesthouse is amazing! you can always feel like at home, location is perfect, there’s a good beach across the street, grocery stores and all the restaurants are close to villa. there’re air conditioner and hot water in every room
